Canniff Sees Real Estate Through Customers' Eyes

Patty Canniff, a real estate agent with Coldwell Banker Residential Brokerage in Yorktown Heights, treats every sale as if it were her own. With her warm smile, Canniff explains, “You have to listen to what they really need, what they really want. You have to guide them and educate them.”

Canniff, a resident of Cortlandt Manor, explains that especially in this economy she has many clients who are not sure whether they should sell. Armed with market research, she helps clients decide to stay or sell.

Just like the neighbor next door, Canniff believes a real estate agent should always be there for you and understand what you are going through. She remembers an agent that helped her analyze the market of her home when she was looking to purchase something bigger for the family. Describing the agent as "low key, non-pushy, honest, open and caring," Canniff says she realized that if this agent could succeed with those qualities so could she.

“I remember vividly every step of the sale and purchase of my own homes. I keep that in mind when working with clients, my ultimate goal is to satisfy my client’s needs instead of the stereotypical clients' idea that agents are just looking to make a bigger sale."

Canniff describes the process of buying and/or selling a home as having many steps that can sometimes feel overwhelming when looked at altogether. Known for attending to the details, she breaks the sale or purchase into more manageable steps, such as researching bank loan options,  home inspectors, and guiding through the move process.

Focused on residential sales, Canniff specializes in Westchester and Putnam counties, but has had sales stretching to Dutchess. She says this economy has created different opportunities with more rentals on the market.  Pointing to young seniors, Canniff explains that more have become interested in rentals in recent years. She explains giving up the stress and worries of a mortgage can be very liberating especially when they are trying to stay in the area.

Canniff likes to stay in touch with her clients throughout the years. And new clients are often referrals. Clients regularly call for advice on contractors, inspectors and more. The wife, mom and brand-new grandmother, says that this is part of what has made her stay in the business for 20 years. “If they can say to me, 'I really appreciate the work that you did to help me decide that this is the way to go,' I feel like I have done my job…. I want to make sure the people I am working with are satisfied.”
