New Constructions In Cortlandt Manor Offer Acreage, Convenience

CORTLANDT MANOR, N.Y. -- New construction in desirable locations are rare in Westchester. Two lots at Flanders Lane in Old Oaks, Northern Westchester’s most prestigious and elegant development, offer homebuyers acreage, convenience and customization.

“It’s a small, high-end development,’’ said Kerri Blank of North Country Sotheby’s International Realty, who is marketing properties at 1 and 5 Flanders Lane. “It’s close to the Cortlandt train station. It’s perfect for that buyer from New York or Brooklyn who wants to commute to New York City and country home, but not isolation. It’s a very elite development but in a friendly community.”

The lot at 1 Flanders Lane includes 3.9 acres, and is listed for $1,250,000. 5 Flanders Lane has 2.15 acres and is listed for $1,150,000.

The homes to be constructed will be “New England shingle-style” Colonials with four bedrooms or five bedrooms. Both homes will also have four baths.

What sets the homes apart, Blank said, is the level of craftsmanship and detail. The houses will be built by Giordano Builders with designer and construction manager Rey Garcia. Buyers can customize some of the details.

“What will surprise people is the high end finishes and the amount of privacy these homes have,’’ Blank said. “They have very high ceilings, open floor plans and a lot of light. With the way they are situated, they’re going to have a lot of natural sunlight. The high end quality at this price range will be significant.”

Both homes feature fieldstone pillars and an inviting front porch. The floor plan is open and airy, with 9-foot ceilings, oversized windows and French doors. “It creates a sun-filled and dramatic feel,’’ Blank said. “It adds considerably to the ‘wow’ factor and architectural statement of this new construction.”

The soaring two-story entry leads to a eat-in chef’s kitchen with pantry and center island. The family room has a huge stone fireplace, and there is also a living room, library and dining room with crown molding and chair rails.

A large master bedroom with a spa bath, including a jacuzzi, anchors the second floor, with en suite and Jack and Jill baths. The large basement has 9-foot ceilings and could be finished at the homeowner’s convenience. There is also room for an inground pool.

“As prices increase in the city, it will increase the likelihood of people wanting to look a little more north,’’ Blank said. “And it’s stick built. This is not a pre-fab house that was put together.”

Blank said the home is completely customizable with appliances, granite countertops and tiles. The project will take nine months to complete after it is purchased.

Shopping, recreation outlets and the Hudson River are nearby, and the property is located for a smooth down-county commute.

“There’s really no opportunities for new construction at this price for this level of finishing and detail,’’ Blank said. “You can get something in the $500-$600 range, or well over the listing prices of these homes.”
